Rural land listings are filed under Lots / Land or Acreage, a property type roughly 4.4% of buyers search. The other ~95% search for homes. They filter by beds, baths, and square footage. A land-only listing never appears in their results.
A Land & Home package adds a second MLS listing classified as Single Family Residential / New Construction. Both listings coexist. The land-only option stays active. The seller risks nothing until a buyer goes under contract on the package listing.
Figures assume a $99K land price, mid-range site conditions, and a Factory package. Illustrative only, actual package price, commission, and timeline vary by property and build path. BOYL (Build-on-Your-Lot) packages typically list higher, which means commission upside scales accordingly. Commission rate is negotiated between the listing agent and the seller, TX Land & Home does not set commission. This package listing price includes $6,000 in Admin & Closing Costs that cover package coordination and agent compensation funding. The fee should be preserved through any price negotiation. Offers that would reduce or eliminate the fee require TX Land & Home approval before acceptance. Your seller's listing agreement and proceeds are unaffected.
TX Land & Home supplies the home at factory-direct pricing for Factory packages, or coordinates with a vetted builder partner for BOYL packages, no cost to you or your seller before closing. The math above shows a Factory example; BOYL packages typically list higher.
